The renovation can be completed under either “Streamline K” or “Consultant K”
program guidelines. The Streamline K program is intended for quicker, easier
renovations that are non-structural in nature and do not exceed $35,000 in total
rehabilitation costs (inclusive of repair costs and rehabilitation fees). The Consultant
K program allows for more extensive work to be done, and requires more supervision
throughout the process.

The "Consultant K" program is designed for those projects requiring a higher level of
supervision throughout the project from estimates through completion.

The "Streamline K" program is for limited repairs requiring relatively little expertise to
manage (HUD refers to “uncomplicated repairs”.) The distinguishing feature of the
streamline 203(k) is that there is no Consultant managing a project with multiple
draws. Instead, this program is primarily designed for a “streamlined” project where
the home can be occupied immediately after closing, and the contractor will receive a
single payment at completion.
